🇦🇪 UAE tip
RERA rent increase rules apply to Dubai only. Abu Dhabi has different regulations. In Dubai, a landlord must give 90 days' notice before increasing rent.
The RERA Rent Increase Calculator helps Dubai tenants understand the maximum legal rent increase their landlord can charge at lease renewal, based on the RERA Rent Index.
How does RERA control rent increases in Dubai?
Dubai's Real Estate Regulatory Agency (RERA) sets the maximum allowable rent increase based on how far below market value the current rent is. The scale runs from 0% increase (if rent is within 10% of market rate) up to 20% increase (if rent is more than 40% below market).
The RERA rent increase scale
Less than 10% below market: 0% increase. 11–20% below: max 5% increase. 21–30% below: max 10% increase. 31–40% below: max 15% increase. More than 40% below market: max 20% increase. Landlords must give 90 days' notice and use the official RERA Rent Index (Dubai REST app) as the benchmark.
What if a landlord exceeds the RERA cap?
Tenants can dispute illegal rent increases at the Rental Dispute Center (RDC) in Dubai. The RDC can invalidate excessive increase notices and order refunds of overpaid rent. Filing a case costs AED 3.5% of the annual rent (minimum AED 500, maximum AED 20,000).
